Terms and Conditions for Rental property
The Rent of the property is fixed when the Tenant and Property owner mutually agree on a monthly rental amount which the Tenant has to pay in advance to the owner of property. There is a practice of paying the Deposit or Security amount in most metropolitan cities and Jaipur is not the exception. In Jaipur city, generally 1 or 2 months of deposit or security is asked by the house owners. Other charges like the maintenance of property, the Electricity and Water charges are extra to the rent, and that has to be paid separately by the tenant as per actual usage per month. The rate of per unit of electricity charge is fixed at the time of start of tenancy and it is also mentioned in the Lease Deep agreement signed by the Tenant and the Property Owner. All other Terms and Conditions are also mentioned in the Lease Deep Agreement which is then properly attested by the Notary Officer and both the Property Owner and the Tenant sign in the Register of Notary Officer for authenticity.
After the terrorist acts and rise in criminal activities in the major cities like Jaipur, it is advised by the government authorities and the police department that the tenant related information has to be provided to the related Police Thana by the house owner. The Police Verification Form has to be filled and duly signed by the tenant that is to be submitted by the House owner to the nearest Police Department with photograph of tenant. The Receipt for the form submitted should be taken for future reference.
